Mark Granados:

Mark Granados, Principal and Founder of GFR Development Services, previously served as Managing Partner at HPI Retail Properties, Senior Vice President of Acquisitions at Center Trust (NYSE), Vice President at Golden State Properties, and Director of Acquisitions at Weingarten Realty Investors (NYSE). Mark has been involved in more than $2 Billion in shopping center transactions and developments across Texas, New Mexico, Nevada, and California. Mark is known for his ability to find new opportunities, develop complex infill sites, and assemble efficient development teams to achieve successful projects.

Mark is a graduate of the University of Texas at Austin, with a B.B.A in Real Estate and Urban Development. He is an active member of Concordia Lutheran Church.


Adam Schiller:

Adam Schiller is the Director of Sales and Leasing at GFR Development Services. Adam previously served as a Development and Leasing Associate at HPI Real Retail Properties, and went with Mark to start GFR in 2009. Adam adds value to GFR with his expertise in Project Leasing, Tenant Representation, Third Party Sales, Leasing, and Development. Starting off on the development side has given Adam a broad, yet specific, scope of knowledge that covers the entire development and leasing process, giving him the upper hand in the leasing of GFR’s projects.

Adam is a graduate of the University of Texas at Austin, with a B.A. in Government, and a Minor in Business. He is an active member of International Council of Shopping Centers (ICSC), and his Church.

Ian Cochran:

Ian Cochran joined GFR Development in December of 2015 after working in Mining Operations Management for Vulcan Materials in Weatherford, Texas. His undergraduate education consists of a B.S. in Geology from Texas Christian University. After working in the aggregate business, Ian felt a desire to switch industries before advancing into the industry and expressed an interest in Commercial Real Estate Development.

Ian moved back to his native roots in San Antonio and enrolled into Texas A&M – San Antonio’s Master of Business Administration program, while simultaneously joining GFR full-time to learn the ins-and-outs of the commercial real estate business.

Over time, his roles and responsibilities have progressed to a Project Management and Coordination role, facilitating all aspects on the foregrounds of Development, from administering due diligence during property acquisition, to development planning, construction management, permitting facilitation/coordination with the City of San Antonio Development Services Department, and everything in between in relation to commercial development. Handling property entitlements and rezones are also common tasks under his realm as well.

Ian is currently a member International Council of Shopping Centers (ICSC).


Larry Schwenker, CPM, RPA, CCIM

Larry serves as the Senior VP – Property Management, and has over 30 years of experience in the property management industry. Prior to joining GFR, Larry was the San Antonio Group Manager for JLL and Vice President of Property Management for Travis Commercial Real Estate.

Larry holds a Bachelor of Business Administration degree from Wright State University and has served as an adjunct professor at The Ohio State University Fisher School of Business.

He is also founder of Corvidea Knowledge Solutions which has helped clients such as JLL, Alter Group, Pitcarin Properties and GVA Advantis operate more efficiently through the creative use of technology. He has authored several articles relating to property management as well as authoring the technology columns for both the Journal of Property Management and Atlanta Commercial Real Estate Magazine.


Michael Knoespel:

Michael worked as an Intern at GFR in the Summer of 2017 and 2018. After graduating from Texas A&M University in December of 2018, he came on board full-time.

Michael’s major roles at GFR include Project Management, Leasing and Marketing. He graduated with a degree in Agricultural Economics with a focus in Finance & Real Estate.


Mike “Jake” Jacobson:

Mike “Jake” Jacobson serves as VP of Financial Services and COO at GFR Development Services. Jake brings over 20 years of accounting, administrative and management experience to GFR. Prior to joining GFR, Jake spent over 18 years with Zachry Construction Corporation as a Business Manager on various construction projects in the Heavy/Highway and Commercial Building divisions including 6 years working overseas on complex US Embassy projects.  Jake’s responsibilities and experience at Zachry ranged from project job cost accounting, forecasting and project administration to division financial reporting, forecasting and analysis, as well as business planning, budgeting, contract administration and policy compliance.

Jake has a Bachelor of Business Administration in Accounting and a Masters of Business Administration in International Business, both from the University of the Incarnate Word.  Jake is a member of both the national and local chapter of Construction Financial Management Association (CFMA).  


Arturo M. Melgoza :

Arturo M. Melgoza (Art) serves as Staff Accountant. Prior to coming to GFR Development, Art worked for BACH Management, LLC in San Antonio as Internal Auditor and then promoted to Staff Accountant. For three years, he oversaw the accounting policies and practices for the San Antonio, New Braunfels, Laredo and Corpus Christi Alamo Drafthouse Franchises. In addition, Art has experience in Income Taxes and Financial Audits.
Art graduated from The University of Texas at San Antonio in 2015 with Bachelors in Business Administration with a a concentration in Accounting and Finance. Art is currently pursuing his Masters in Professional Accounting at Texas A&M – San Antonio.


Tammy Coker:

Tammy joined GFR Development Services (GFR) as Director in 2010 to oversee Due Diligence as well as the Financial and Analytical functions of the development and redevelopment programs. Prior to joining GFR, Tammy spent five years in public accounting (Coopers & Lybrand) before joining Weingarten Realty Investors (WRI). While at WRI, Tammy moved up through the ranks from Financial Analyst to Acquisitions Analyst to Director of New Development Services. As Director of New Development Services, Tammy led a team of analysts that provided oversight and guidance to each of the regional development offices. Tammy spent nearly 20 years of her career with WRI.

Tammy has a Bachelor of Science in Accounting and has held her Certified Public Accounting license since 1991. Tammy is actively involved in National Charity League where she served on the board as Vice President of Communications.


Whitney Grohman:

Whitney Grohman has operated as the Marketing Coordinator at GFR Development Services since June 2014. Whitney has ten plus years’ experience in brand marketing, corporate communications and event planning. She previously worked as an Escrow Assistant/Guest Service Manager with First American Title.

Whitney is an active member of the San Antonio Rodeo Ambassador Committee.


Kailey Gilliam:

Kailey Gilliam joined GFR Development Services shortly after graduating in 2015 from The University of Texas in San Antonio. She received her Bachelor degree in Business Administration with a concentration in Real Estate Finance & Development and is currently working for GFR as an Administrative Assistant. Kailey works heavily with Lenders and Mark on Acquisitions.
